Old-fashioned financing: How the costs can add up.
If you take a traditional, more old-fashioned route to financing, you will pay an average of 2.5% in fees or costs, or approximately $2500 for every $100,000 you borrow. Refinance for any reason and you will probably have to pay that $2500 or more all over again.

When a traditional mortgage company arranges a loan, it generally receives a servicing release premium, or commission, from the lender. The mortgage company keeps the commission as a second source of revenue in addition to the origination fee you paid.
